Title Insurance Products

1. Title Commitments:

A report issued in connection with the application for the Insurance listing the requirements, terms and conditions upon which the Insurance Company is willing to insure an interest in the subject property.

2. Owner's Title Insurance Policy:

Provides the property's owner with insurance against possible liens and title defects, including:

 

  • Conflicting ownership claims, such as will complications and similar disputes
  • Outstanding lawsuits, liens and other encumbrances against the property that invalidate the seller’s legal claim
  • Erroneous or flawed public records, including honest mistakes like incorrect signatures
  • Outright fraud and/or forgery
  • Undisclosed easements or other agreements that may limit the usage or reduce the value of the property

Although optional, it can be an added precaution that gives you a little more peace of mind as a buyer.

3. Lender's Title Insurance Policy

Provides the Lender with insurability against possible title defects and/or any pending liens on the property serving as collateral to the mortgage loan. A lender will always require the borrower to purchase a lender’s title insurance policy before obtaining a home loan, and the policy is usually issued by the title company to mark the conclusion of their title search.

4. Title policy Endorsements

Expand the coverage of a standard homeowner's title insurance policy, usually either by removing exceptions to the standard policy or by adding coverage specific to the property's situation. Endorsements provide coverage that tailors the policy to fit the needs of the insured for a specific transaction.

1. Closing/Escrow Services

  • Receipt of Earnest Money Deposits
  • Analysis of documentation during the loan process for early detection of possible issues that can hold back closing and title policy issuance
  • Open communication with parties involved preparation of the Closing Disclosure (CD) or Settlement Statement (HUD-1)
  • Coordination of closing date with all involved parties
  • Signature taking of the closing package
  • Disbursement of funds, including payment to service providers and payoffs

2. Post Closing Services

  • Manages the presentation of executed deeds and other documents in their corresponding Registry and governmental agencies
  • By providing these services, our Company and the client has an additional guarantee of their preferential rank in the Registry and validity of their collateral.
  • At our client’s request, once the deeds are filed for record, a copy of the Registry receipt and a filing Endorsement is prepared and sent to the client

3. Escrow Agent

TSG is a duly appointed Escrow Agent for First American Title Insurance Company and Fidelity National Title Insurance Company, holding the escrow deposits under our company’s designated Escrow Account. Having an in-office banking terminal gives us the flexibility to disburse funds at a client’s requests, without having to rely on third parties to issue such disbursements.
